Wine Stain
Just got this message from my current guest. I'm out of town until late tonight but will check it then. What would you do? Any tips on wine stains and whether or not to ding her deposit are welcome.
"Hi we just left and dropped the keys in the mail slot of the store. We had a glass of wine last night near the bed and it spilled. We soaked the duvet overnight but it still has a small purple area and needs to be washed. So sorry! Thank you for letting us stay! We had a great time!"

Not great news as red wine stains are normally best fixed at the minute, not a day or so later.
That said, you'll probably need to see it for yourself before making judgement. Assuming it's a duvet cover, the duvet itself might be stained :-(
I've had ruined sheets in the past and have not charged. Occupational hazards and all that!

The girl tending my shop today checked it out. (My store is below the apartment) Sounds like it was both the duvet cover (stained badly) and the duvet (specked with wine spots). They are both about 4 months new and cost over $300. The reservation was at a discounted rate of $200. Hard to eat the loss on both but also hard to charge the brand new replacement cost. Anybody else been through this? My employee doesn't think either stain will come out. Looks like the guests tried to clean it unsuccessfully. Bummer!

I don't think a spilled glass of wine on bedding is "normal wear and tear". I take a good look yourself Deb and try treatments to see if you can salvage it. In the meantime I would make a claim on their deposit of at least 50% of the cost of replacement now and tell her if you can get the stain out you will return the money.

At least the cost of the duvet cover and/or take it to a cleaner for a quote or statement saying it can not be cleaned.

I think if it is specified in your house rules that no red wine (or any beverage other than water or any food or drink, etc.) is permitted in the bedroom, then you have standing to file a claim due to damages incurred when they disregarded house rules. Otherwise, I think, an accidental spill has to be considered the cost of doing business.

You can't foresee every situation and right a rule for it. Drinking red wine in a bed that isn't your own? I think you will find that these guests will be expecting a deduction from their security deposit.

It's true you shouldn't write a rule for every situation, but it is normal to see no food or drink in the bedroom in rules.

I have it written in the in room binder "please help us avoid any staining and damage to the furniture by keeping food and beverages in the balcony, kitchen and dining areas."

We specifically state in house rules and the follow up email we send to everyone several days prior to arrival - No food or drink in the rooms as we don't want to experience stains and invite insects. Seems to be working so far.

I'm with those who say take it as a normal part of business. At least they told you about it and tried to make it good. Honestly, I don't understand how people get so upset when stuff like this happens. Jeez. You're earning enough - build these things into the costs.

I am with you Rebecca, 300 for a duvet /cover for rented accommodation! We get ours for around £30 then when/if any damage occurs put it down to wear & tear, thank the guest for letting us know and buy new

Yeah, I can see both sides... Still pondering what is best. I checked the bedding out and it is pretty bad. I'm soaking it and have my fingers crossed. Please keep the opinions coming. I'm going to sleep on it and decide in the morning.

Ocyclean works well on wine stains. Soak on!! Good luck-- I once had a blood stain on a mattress pad & had oxyclean stain remover in spray bottle & it disappeared before my eyes-- could have been on a TV commercial

Thanks Rick, I'm at he laundromat now. The girl who works here sprayed some Simple Green on it, she claims it''s foolproof on wine stains. Hoping!

I had a guest ruin a top sheet and then it meant buying another entire set, I took the new value from security and he understood. There is normal wear and careless wear that creates new costs for us.

Deb, some success I have had removing stains (not red wine in particular) is by placing the stained item in the sun for awhile. Your cover is colorful and patterned which makes it a bit harder to treat than if it was just white where you could try bleaching the stain out. Another thought - you have a matching pillowslip so you could always place a "patch" over the stain. Good luck.

I have a house rule that says no eating or drinking in/on the bed, which I think helps avoid incidents like this. I would bill the guests for at least part of the cost of the damage. Also, I would consider using a less expensive comforter and cover. I find that comforters at IKEA are rarely over $69 for full/queen size, and duvet covers likewise, so both together would be about $150.

Yes, I went to Marshalls yesterday and scored great quality replacements for a great deal. I'm thinking I will ask for half of the lower replacement cost. I'm sad that a previous guest took my brand new bottle of wine-o stain remover that I kept under the sink in preparation for this moment! Ugg. Next things to consider - contact guest first and ask for payment or just ding deposit? I wonder how it might affect any potential review?

*House rules (and maybe manual too). White is a much safer choice, and I've managed to get rid of a red wine stain with white immediately after it happened.

Having second thoughts, probably won't report it. Not worth the potential negative review if she is vindictive...
I'm thinking the stains on the duvet will be covered by the cover anyways so it could be ok? At least I can use it at my house, it's a nice one The worst part is it stinks like red wine. Heading to the laundromat... it's too big for my washer.
However if she happens to message me and offer to cover the costs I would gladly accept! So far all I have said to her is "Thanks for letting me know, I'll check it out. Hope you had a great weekend."
It's been 24 hours since checkout, the Airbnb window to report is 48 hours right?

I think because they told you, they might expect a cost. If the stain doesn't come out, you can let them know that first it was a relative new duvet and cover, second everything that you did to get rid of it.. and then that you're only charging them for half of the replacement. I think it's a fair resolution. But I will say email the guests and let them know your progress.

This reply may be too late to help you, but sometimes you can use a VERY dilute solution of bleach, depending on the fabric and the color, etc. Put maybe a teaspoon of bleach into about 4 cups of warm water in a bowl and test a little corner or the underside to see if it takes the color out of the duvet. I kind of hesitate to suggest this, because you do need to be very careful, and then you will need to wash it immediately in the washing machine. Or you could try dilute bleach for the entire duvet cover, which would of course lighten the original color. Is it cotton or synthetic? Bleach removes color more on cotton, so if the fabric is synthetic, the bleach may not even affect the original color of your duvet.

FYI vinegar will counteract bleach, so if you want to bleach something for a few minutes or accidentally spilled bleach on something, you can put vinegar on it. Just don't breathe the fumes and never mix the two.

Why don't you take it to the cleaners and see how much they would charge to professionally clean it and then charge the cost out of the security deposit.
