Tips for leaving a negative guest review?
Hi All,
Typically I follow a policy of not saying anything if there isn't anything nice to say, but at the same time believe AirBNB depends on reviews to function. This was our recent experience with a guest.
1. No smoking policy was missed or ignored despite being posted in the the listing and in the house. Cigaret buts were left on the ground immediately outside the front door and scattered around the front of the property.
2. Despite a discussion prior to booking about a need for quiet after 10pm. The guests were in and out well after midnight each night and returned around 2:00am on a week night with loud voices, slammed doors and generally disturbed the tenants in the other unit each night after midnight(they have never complained before).
3. The kitchen floor was covered with dirty foot prints and whatever was on the kitchen floor had been tracked out of the kitchen and into other rooms of the apartment.
4. On the day of departure(check out is 11:00am), the house keeper called around noon to say they were still there and to ask when she should return. After sending a couple messages to the guest through the app, I finally got a response around 1:30 that they thought they had booked a longer stay then they had(not sure I believe this). They finally left just as I was arriving to meet the housekeeper at 3:00PM.
I was of course relived when they left. While nothing was damaged, this was not a good experience.
Any suggestions as to how to leave(or not) a review for this guest?

I've had a few guests with problems, but yours take the cake. I would not want them in my home, so would want you to alert me to a problem right away in your review.
I've been concerned about payback if I leave a bad rating, like if I give them a low one, they will retaliate with a low one for me. I asked Customer Service about this and they said they would watch for a rating from those guests and check it to see if this happened. They didn't, rate me, but Airbnb's assurance that they had my back helped me be honest in my review.
As I understand it, the star system is anonymous. Of course, if you're the only place they've stayed, it will be obvious lower stars mean you gave the bad ratings, but honestly, your don't sound like people who would care about ratings.
I've used the stars honestly, about cleanliness, following rules, etc, and then told my guests about my objections in the personal note section. The guests can read what they have done in your home. If they want to know and change, great. I don't have a lot of faith in that, but in the case of guests who coated my kitchen in grease by cooking bacon every morning for 10 days and didn't use the lids for the pans or the vent on the stove, they at least will know how to improve their frying and the consequences of not doing it properly.
I have long term guests, so if the recent upgrade in the system changed the review feature so this doesn't apply, I apologize. I hope you give a rating that warns other hosts about these inconsiderate guests. I would appreciate it, for sure. It's kind of too bad we can't contact each other if we have questions about guests, but perhaps that's a can of worms we don't want to open.

Please rate them accordingly. I use the ratings to look for honest reviews about the person I am about to rent my home to. I do not run in fear, if I am being honest. If they retaliate because of your honesty, that is between them and God.
I have never had a bad tenant, but I do comment on their cooperation to the rules, especially to my neighbors. My property is a non-smoking , no fire (candle, incense etc…) zone. I gently confront my tenants if they do not adhere to the House Rules, then if they are still out of bounds I would ask them to leave and refund there remaining stay. I would rather lose the money than have to live with the problems they will leave, regardless of there comments. We do not want to encourage or enable that kind of behavior in the Airbnb community. It is not what we are all about. Stand up for your rental! Disrespect is never an acceptable behavior.

Actually, if you just copy and paste what you put here is perfect. It's not emotional and just states the facts. I agree that these are not guests I would want.

i agree w/judalon, be honest in your review. tip, if you leave a review on the 29th day late in the evening, the Guests will probably see it on the 30th and not be able to reply/rebut your review with negative comments. with that said, also leave a note in the private feedback to airbnb as well.

I had to decide as well, if or how to leave an appropriate review of my guests. I decided to write exactly how I felt. That they did not live up to their agreement, and, that I thought Airbnb relies on trust between guests and hosts alike.

@anke Thank you for giving an honest review. No host wants to host a guest that they wish they'd never met and we can only avoid that if previous hosts give a candid review. I don't think that just because 1 host and guest don't have a good experience that it means all are doomed to repeat it, but we can each read what the issues were and determine better for ourselves if that would be an issue with us. As in Nate's situation some hosts are a party and no one minds late hours, others are quiet and why guests don't read our pages better really baffles me. I'm just grateful for honest hosts and REVIEWS!
