First question - Calendar!
Hello everybody! I'm a newbie in airbnb and my firt rental-to-be is already trick, I wonder if you can help. The guest is doing a road trip and he intends to stays for 3 days, then leave for another 4, and return for more 3 days. He mentions he wont leave any luggage and that the place doesnt need to be cleaned in between the 2 stays. However we are not sure how this should be booked: 2 different booking (which means 2 admnistration taxes) or 1 booking for 10 days and I give him a refound. Anyone has been in this situation before? Which one sounds more reasonable and acceptable by airbnb? Many thanks!!

I would say two separate bookings. If it's one booking, you won't be able to host anyone (at least through Airbnb) during the four days he is gone. If you don't clean the room in between, and don't intend to rent it out, I think it should be one booking & he should pay for the days in between. If you want to give a partial refund for the nights he doesn't stay, I think that would be fine.

I recommend doing this as 2 separate bookings, for the 3 days each. Just make it very clear to the guest that he only gets what he pays for, and does not get what he does not pay for. It helps to always think about what could possibly go wrong in any given situation. In this situation, if the guest is not paying for the 4 days in between, then he CANNOT return early and occupy the room, unless a reservation alteration is done and he extends one of the reservations to cover some of the days in between. (ANd that should absolutely be done and paid for before he steps into the room early) . He has to leave you the key when he leaves, and pick up the key again when he arrives 4 days later once again.
If the guest doesn't need the room cleaned between visits, then unless you expect to rent out the room to someone else for the 4 days in between, that is saved work for you, but should not be used as a reason for the guest to claim some type of possession of the room for those 4 days. Because unless the guest is paying for the room, you should be free to rent it out to someone else. If you aren't, then the guest should be paying for it.

Just had the same situation, and took a booking in between the six day break. The guest booked in two separate lots, so two individual bookings. I'll clean in between of course!

i think there are a few ways of looking at this...
by saying that the place does not need to be cleaned, he is assuming that you will not take another booking while he is away.. therefore you would be out of pocket if he is not paying for those nights..
if however you accept it as 2 bookings then you could treat each one separately, clean once he leaves the first time & therefore be able to take another booking while he is away.
but at the end of the day, i think its entirely up to you how you manage this, not him. if he doesnt want to pay any additional fees such as booking/airbnb or cleaning fee (if you have one) then you could negotiate & offer a special deal for the 2nd booking..

Thank you guys, very useful tips! Ill orientate him to do 2 bookings and clean in between... So I can receive other guests in between and at the end, the negotiation is clearer.
