Today in mine dashboard I saw that airbnb is giving right to cancel 3 instant book guests a year. Sounds great, but their text is quite unclear.
For Instant Book hosts only
Hosts who use Instant Book may be able to cancel up to 3 times, penalty-free, if they have concerns about a guest’s behavior. Calendar inaccuracy, confusion about pricing or availability, and extenuating circumstances are not covered by this policy.
If you're an Instant Book host and have concerns about a guest's behavior: 1.Go to Your Reservations and find the reservation you need to cancel 2.Click Change or Cancel 3.Select “I’m uncomfortable with the guest’s behavior” 4.Provide a reason for the cancellation
Once you complete these steps, the host cancellation penalties for this reservation will be waived, and we’ll help your guest find another place to stay for their trip.
If it's within 24 hours of check-in, contact us instead.
Note: Instant Book cancellation can be used a maximum of 3 times per year. This exception only applies to to Instant Book reservations, and can't be used for any other cancellation reason.
So anybody having the idea is this possible only before guest arrive, and what is concert with guest's behavior if they didn't arrive still? Hope this is just a start of some positive change

HI Leny THis has actually already been available for some time, but it has not been announced so clearly to hosts as it has now. I think you can cancel at any point in the process, on an Instant Book guest. BUt only 3 times a year. I still refuse to use Instant BOok.

It would be great if competition here was not so big and I could not use Instant book. But it moves your listing up in results :-(

Leny, you can set the IB to accept only recommended guests. That means at least one booking before yours and the host did not give a thumbs down. - I never got an answer to my question if a thumbs up cancels a prior thumbs down or if that happens only after several or never.
The normal cancellation conditions apply to all bookings but for IB you can refuse 3 serial killers who announce their intentions on the message thread.

It's nice that I can now cancel serial killers at least without penality. They always make such a mess in bathroom. ;-)

Instant book requires guests to actively accept your house rules. So as part of my house rules, I require them to answer questions about all traveling companions, reason for stay, etc. If someone gave me a creepy answer to any of that or refused to answer the questions at all, I would cancel them in a heartbeat!
But I have found that I get more bookings with IB, most of which are within 48 hours. I think last minute guests feel they don't have enough time for back and forth conversation before actually booking. So far, all of the IB guests have been dream guests.
