Does anyone know what happened to the old fee calculator in the 'Advanced' section. I have a small room that goes for $600 per month and a guest is trying to book it for 26 nights and it is showing as over $1000. Oy.

I can tell you exactly why this is happening. 26 days is not a month. A month is 28 days by Airbnb terms (see the info under monthly rate in pricing). Your weekly rate is $276, so the cost is calculated like this: 3 weeks (21 days) plus 5/7 of a week (5 more days after the 21 to total 26 total) comes to 3 and 5/7 times $276 equals $1025.
Your big problem is that your monthly rate is extremely low compared to your weekly (email hidden)e monthly rate is only twice the weekly rate, so you are basically saying that you will give folks 2 weeks stay for free if they book a month. You might want to reconsider that fee arrangment, because under your fee schedule a person who books 27 days will pay $1064 plus fees, but a person who books 28 days will pay $561 plus fees. Having an ENORMOUS discount for a monthly stay over the daily and weekly rates will result in such dramatic price jumps/inconsistencies. If you want to keep your extremely low monthly rate then perhaps put something in your listing to let all guests know that booking 28 days is vastly less expensive than 27 or fewer days..in fact, any booking over 15 days would be less expensive done as a booking for 28 days. If you really want to structure things that way then it would be best to spell things out for folks.

I love this group. Deborah, that is exactly what is happening. the reason our monthly rate is so low is that we do not plan to rent it monthly. It is meant for short term stays. So the number is a throw-away, to us. Of course, as you point out the effect is the opposite - my fee structure is encouraging guests to book for longer periods. doh. You may want to keep the rate structure the way it is or you risk loosing out big time in some cases. First of all airbnb does not refund when guests leave early on a monthly rate. They do on a daily or weekly rate. I get people looking in the area for a place to live permanently because they are relocating. When I had a daily, weekly, and monthly rates they would book for three weeks because it was refundable if they found something. Then they found a place say in 5 days. Airbnb refunds them not the 2 days + 2 weeks but 16 days at the daily rate which wipes out almost the entire stay. I went round and round with them trying to get them to prorate and they wouldn't.

I was told by Airbnb this is their policy when a guest notifies them they are leaving we have no say in the matter.

Wow. I don't know what to think now. I've had guests leave early, but never through airbnb. New information and completely opposite of the posted Long Term Cancellation Policy and the Strict Cancellation Policy. We do get guests like yours - here looking for permanent housing.
